Great job, thorough and reasonable. So happy I did a pre-inspection before listing my home for sale. I was able to address and fix many things that would have come up on a buyer's home inspection report. Many people understand why it is wise as a buyer to have an inspection report done before purchasing a home, but VERY few know why it is a seller's advantage to have it done BEFORE listing a home. Brian of Brian's Home Inspection recently did a home pre-inspection on my home BEFORE I listed my home for sale. Brian did a great job identifying issues I was unaware of that I could address and repair or not repair before listing. Using the information, I took care of the items that I could or wanted to do and then priced the home accordingly. When it came time for the buyer to negotiate me down on the price of the home, we simply stated that these items are on the home inspection and have addressed and fixed the many items and priced the home accordingly. Waiting for the buyer to do their own home inspection is inviting them to negotiate me down on price. For a few hundred dollars, it saved me thousands!
